The Berlin Business Park encompasses 1,800 acres along Delaware County’s primary east-west corridor – U.S. 36 and Ohio Route 37. The business park extends from the eastern edge of Delaware city nearly to I-71.
Zoning for the Berlin Business Park was completed in late 2020.
The Berlin Business Park is expected to lay the foundation for the creation of thousands of new jobs as it will be home to professional office, medical, commercial/retail and light industrial companies.
Overlay zoning for the Rt. 23 Corridor Project was completed in 2020, opening 1,683 acres along Delaware County’s primary north-south thoroughfare for commercial and office space, light industrial, and mixed-used development.
The overlay approval zoned 487 acres for mixed-use development, 568 for commercial and office space, and 628 for light industrial use. The designated corridor extends from Shanahan Road on the north to the overlay’s southern boundary, just south of Green Meadows Drive South.
Officials estimate the overlay will create $560 million in investment over the next 10 years, producing $385 million in tax revenues, $125 million of which will benefit Olentangy Schools.
Creekside Business Park
The Creekside Industrial Park is a 92-acre development in Orange Township. Creekside offers shovel-ready, industrial/flex land sites at the crossroads of Green Meadows Drive and Corduroy Road.
Creekside has excellent access to freeways, is eligible for sales tax exemption on construction materials through the Delaware County Finance Authority, and offers a 15-year tax abatement on real property improvements.
